Process of Renting a Property in Dubai
The relevant institutions fully regulate Dubai's rental process, so renting a property in Dubai is rather safe. Once your agent selects properties that tick your requirements, he or she will organise viewings for you. Make sure to prepare a list of your requirements and preferences so you can tick them while viewing. After you decide on one property, ask for a second viewing to ensure that it is an ideal property for you. Also, check if the property is chiller-free so you can calculate your total costs. Then make an offer which your agent will present to the landlord. This might involve some negotiations. Once you agree on the rental price and term, both the landlord and the tenant must sign the tenancy contract. Keep in mind that both parties can add special clauses to the contract if they agree on them. Most properties for rent in Dubai come on a one-year contract basis. At the time of signing the contract, you must present a copy of your passport and your visa copy, as well as rental cheques. In case your visa is not finalised yet, you can present an official document from the company stating that your visa is under process. Keep in mind that aside from the rent, you will have to present a 5% deposit (10% if the property is furnished). Rent cheques and the deposit cheque must be addressed to the landlord.
Ejari
Ejari registration is mandatory in UAE. It’s here to protect landlords’ and tenants’ interests and legal rights to avoid any potential disputes between them. The registration can be done through one of the approved typing centres such as Al Manara Centre, Al Barsha Mall, Oud Metha, Port Saeed or Zabeel. Upon registration, you will receive your Ejari contract, which includes your unique Ejari number, necessary to register your DEWA account.
Dewa Connection
The Dubai Electricity and Water Authority (DEWA) is the sole provider of electricity, water and sewerage in Dubai. Upon receiving your tenancy contract, it's best to immediately proceed with the DEWA process after Ejari registration. The process is simple.

3. Pay the security deposit at the payment counter and make sure to collect the security deposit receipt.
